West Lane, Ripon
In May 2017 the 23.19hectare development site at West Lane, Ripon was subject to an outline planning application for up to 390 residential dwellings. This application included outline proposals for green infrastructure along with full details of two proposed site access points onto West Lane. The outline application was granted planning permission on appeal, in June 2018 by the Secretary of State. In March 2021 JDDK were appointed by Homes England to provide proposals for the Reserved Matters Application (RMA).
The detailed RMA proposals for West Lane create a market-facing, high quality new residential community where health and well-being are at the heart of the design approach. They respond positively to matters of context, heritage, ecology and access, whilst critically meeting all the requirements of the outline approval. The starting point for the RMA proposal was to provide 390 new homes, of which 40% would be affordable. It was also to base the initial design strategy on meeting the requirements of the outline planning permission’s approved Parameters Plan and Development Framework Plan. Consideration was then given to how further enhancements, principles of “Building for a Healthy Life” and more detailed green and blue infrastructure could be incorporated into the strategic design approach.
